Matt Sargent returns to Dwarf Car winner’s circle

Antioch, Calif. – Oklahoma’s Daryn Pittman proved his versatility by driving to win the World of Outlaws Sprint Cars features in both spring and Sunday’s late summer track conditions.

The track was a different track than what we were used to,” Pittman said in comparing his March 29 win on a tacky spring track surface with Sunday’s win on the smooth and slick 3/8-mile oval.

Tyler Walker of Los Angeles and Joey Saldana from Indiana were right on Pittman’s heels for most of the event. Saldana first had to contend with champ Donny Schatz at the start of the race. Soon after Schatz took the lead, his car was sidelined by a flat right rear tire.

Donny (Schatz) got the lead and I was hanging with Joey (Saldana),” Pittman explained in victory lane. “Joey just messed up a little bit going into turn one and two. He didn’t commit to the top and missed the bottom. He just got stuck there in the middle, and luckily I got by him.”

Walker popped wheelies coming off the second turn as he tried to pass Saldana in vain. Brad Sweet of Grass Valley chased Walker across the finish line to take fourth. California native Paul McMahan finished fifth.

Local favorite Rico Abreu of Rutherford broke the track record by completing a circuit around the 3/8-mile oval in 11.489 seconds. Unfortunately, Abreu flipped his car coming out of the second turn in the feature event. He was not injured, but his car could not continue to be raced.

SARGENT RETURNS TO VICTORY LANE

San Jose’s Matt Sargent hadn’t seen victory lane at Antioch Speedway in six seasons. He wheeled his Dwarf Car to the checkered flag first in Sunday’s special Dwarf Car feature after a nip and tuck battle with Concord teen Adam Teves.

He (Teves) got me on the restart and took the lead,” Sargent said after the race. “So, I followed him around the track and found a new line.”

As Sargent tried to pass Teves inside and out, he calculated his last pass for the win.

I tried everything to pick up speed, then finally figured how to make the final pass.”
Danny Wagner of Bay Point finished third.

Real Estate Answers: Your bank may pay you to complete a short sale

Know your options! If you are struggling to make ends meet or have negative equity in your home it is important that you know what options are available to you. There are a number of different courses of action that may me made to help you get in control of your financial situation. These include bankruptcy, modification, short sale and foreclosure.

Most lenders are now offering modifications to homeowners in distress. These are often more of a temporary solution as the banks seldom offer principal reductions. Usually the bank will offer to lower you payment over a fixed period of time. The problem with these terms is that without a principle reduction you are not building equity. In today’s market where a homes value may be upside down or have a negative equity of over 70% current appreciation projections show it would take years just to break even on the balance of the loan. This makes your situation like a long term lease.

Foreclosure or simply walking away from the home is another option. There are of course pros and cons to this approach. The legal repercussions can vary depending on each individual’s situation. California is a non-recourse state and has what is called a one action rule which basically states that if your homes is foreclosed and sold by the trustee that is the only recourse for the lender. Which means, generally speaking you can walk away with little or no legal consequence. These rules can apply to primary homes and second or investment property.

However if you have a second loan it could very well be a recourse loan which means the lender can, and most likely will pursue other assets and wages. A short sale will prevent this. If you are considering a default I highly suggest you look into a short sale an option. Choosing a short sale will put you back in control of your life and when you need to move. Because a short sale is perceived as a proactive choice by the borrower the credit compiling agencies tend to score it higher than a foreclosure or a deed-in-lieu.

I would always advise my clients to seek advice from an attorney under bankruptcy protection a well. Many homeowners have incurred a substantial amount of debt in this economy and a bankruptcy may be a good option to help you afford to keep your home by eliminating burdensome debt. Although legally you may not need to pursue a short sale after the bankruptcy, in regard to credit building it is still a good option.

Let me be clear, I am not advocating to anyone to ignore their financial obligations. What I am saying is that you should look at your own situation and make the decision that is best for you and your family and not the bank. It is very important that you should be informed about your options and possible consequences.

Loan modification, Short Sale or Strategic Default Which one is right for you?

Take control of your situation and call Patrick today I am an experienced Short Sale agent and we can discuss and compare your options with no obligation.

Congressman DeSaulnier’s bill to expand the John Muir National Historic Site passed on House floor

Wednesday, September 16th, 2015

Washington, D.C.– Today, Congressman Mark DeSaulnier’s first stand-alone bill as a Member of Congress was passed on the floor of the U.S. House of Representatives. The John Muir National Historic Site Expansion Act (H.R.1289) would add 44 acres of donated land to the Martinez historic site that celebrates the life and legacy of John Muir. This bipartisan legislation will improve access to the park and its scenic trails, including those on Mount Wanda, named for Muir’s eldest daughter. The John Muir National Historic Site, which includes the home where he lived, covers 330 acres of Contra Costa County. The bill was passed unanimously and can now proceed to the Senate, where Senator Barbara Boxer has introduced companion legislation.

I am proud to lead this bipartisan effort to create and preserve national park space for future generations to enjoy and to honor Contra Costa’s own John Muir. This historic site is the place where Muir, the father of the National Park system, championed the revolutionary idea that wild spaces should be set aside for all to enjoy. I look forward to seeing this bill passed by the Senate and signed into law,” said DeSaulnier.

Our sincere thanks go out to Congressman DeSaulnier for such critical legislation. Muir often walked this land with his two daughters, to admire the coast live oak that grow there, as well as the annual wildflowers that punctuate its grassy hillsides. Expansion of the John Muir Historic Site will forever protect this beautiful property and allow future generations to share in the same delights as Muir’s daughters,” said Linus Eukel, Executive Director of the John Muir Land Trust.

We are looking forward to this significant addition to John Muir National Historic Site, including expanded opportunities to protect these lands while providing opportunities to learn about these resources and the legacy of John Muir. This is particularly fitting as we enter into the Centennial of the National Park Service in 2016, and focus on reaching out to the next generation of park visitors, stewards and advocates this coming year. Our thanks to Congressman DeSaulnier and the John Muir Land Trust for making this expansion possible,” said Sue Fritzke, Acting Superintendent of the National Park Service.

This legislation was co-sponsored by 31 of Rep. DeSaulnier’ s colleagues from both sides of the aisle. Former Congressman George Miller, who previously represented California’s 11th District, has been a strong champion of this bill.

DeSaulnier represents part of Antioch in the U.S. House of Representatives. For more information about the John Muir National Historic Site click here.
